Squamish council could soon be looking at approving another mixed-use building in Downtown Squamish.
The district has received a Development Permit application for a six-storey mixed-use development on Second Avenue in Downtown Squamish.
The building will be located at 1360 Victoria Street, at the corner of Second Avenue and Victoria Street.
The lot is right across from the Squamish Hotel, behind the medical building in Downtown Squamish.
The Aeagan will be a mixed-use development with 32 residential units and 7,310 square feet of commercial space.
The residential units will be located on the four top floors, and the commercial space will be located on the first and second storey. The commercial space is 22 per cent of the proposed area.
The applicant is also proposing a two-storey parking garage. While 14 commercial spaces are required, the applicant is providing cash-in-lieu for nine of them.
No loading spaces are provided off-site, but the applicant is proposing that an on-street loading is a viable option. The district is currently reviewing this option.
The applicant is also seeking variances to the zoning bylaw. The bylaw calls for two loading bays, but the applicant is proposing that the loading bay be placed on Second Avenue.
District staff says that could be an acceptable solution, but more review is required. The applicant is also seeking variance on the size of an indoor amenity space.
