10 townhomes proposed in Garibaldi Highlands

The District of Squamish council will discuss a development permit application for 10 town homes in Garibaldi Highlands.

This project will first be discussed at the Advisory Design Panel, a district committee, on March 18 before it comes before the council.

District staff is generally supportive of the plan and is requesting the design panel’s recommendations on building form and character, and landscaping.

The 8,110 square metre site is zoned University Housing and is located off University Boulevard, just east of the bridge over the Mashiter Creek.

Each of the units will provide three bedrooms, and is roughly 1700 square feet in area.

The townhomes will be located on a vacant lot in the University Heights subdivision, which was subdivided in 2019.

A trail connecting a neighbourhood park to University Blvd runs through the property.

The project is requesting two variances: A reduction of the front setback from 7.62 m to 3 m to allow for a shared waste room, and a reduction of the interior side setback from 7.62 m to 3.87 m for two of the units.

The interior side setback variance is required to keep the units away from the steep slope along the western side of the property and minimize the impact of retaining walls on the slope.

The project meets the other zoning requirements, and the advisory design panel committee will give it recommendations before it goes to the council.
