36 townhomes, community garden proposed on Raven Drive

District of Squamish Council has received a rezoning application for a 36-unit townhome proposal with a community garden on Raven Drive.

The application for three-bedroom townhomes at 1005 and 1009 Raven Drive seeks to rezone the property from Rural Residential 1 to Comprehensive Development Zone for 36 townhome subdivision.

The properties, 1005 and 1009 Raven Drive, are located in the Rural and Low Density Multifamily land use designation of the Loggers East Neighbourhood Plan, which was adopted by the Council last year.

The 1.32 hectares land is located on Raven Drive, immediately south of the intersection of Cardinal Drive and Raven Drive and west of the single-unit dwellings on Kingfisher Road. The properties are currently vacant. This application is proposing 1,619 square metre of common agricultural space to create a community garden, with a playground with picnic tables and a gazebo close to the community garden along Raven Drive.

Public trails will provide access to both areas as well as to the south of the property for a future trail connection to Finch Drive. A large stormwater detention pond is required south of the community garden as these areas are located within the BC Hydro ROW. The applicant is also talking to the Squamish Climate Action Network (CAN), regarding the future use and management of the proposed community garden.

The 34 townhomes will have two enclosed tandem parking spaces within a garage and a surface parking stall outside of the garage. Nine visitor parking stalls are provided, and applicant is proposing an additional 10 visitor parking stalls for the community garden and agricultural area.

The District is being offered $973,610 in cash in lieu of critical amenities, The playground is estimated to cost $75,000. The developer will spend $22,000 on constructing a five-metre wide trail under Hydro SRW to the property to the east.
