The District of Squamish has received a proposal for a new townhome development on Britannia Avenue in Dentville.
Puzzle Development and Varinder Grewal propose 34 townhomes units at 38795 & 38779 Britannia Avenue. The development backs off to Garibaldi Avenue and intersects Madill Street. The proposal is to rezone the properties from Residential 2 (RS-2) to a Comprehensive Development Zone to accommodate 34 townhouse units. The development aligns with the Official Community Plan land use designation of Residential Neighbourhoods.
The proposal also includes park space at the northwest corner of the property. Residents can request a project information meeting. If ten requests are made, a project meeting will be held. The developer also proposes variances on the building’s east, west and north sides. On the rear side of the proposed development, the required setback is 9.15 metre, while the proposed setback is 2.89 metres. On the north side, the exterior side of the building, the developer is proposing 3.96 metres of variance, while the required setback is 7.62 metres. As many as 68 parking stalls, two per unit, are proposed.
A 1, 373. 49 square metre of outdoor amenity space is also being proposed. Meantime, a new triplex dwelling is also being proposed under the existing RS-2 zoning at Magee Street. There are no variances proposed with this application.
