At a meeting on April 16, the council approved a development permit for a new mixed-use building on Third Avenue in Downtown Squamish. The building will replace three single-family with commercial space on the ground floor, a second-story parkade, and four stories of residential units above.
The building will replace 38029, 38035, and 38045 Third Ave, mid-block between Victoria Street to the south and Winnipeg Street to the north.
The proposal outlines 45 residential units and parking, including a cash-in-lieu for ten vehicle parking stalls, bicycle parking spaces, and two common amenity spaces. As many as 27 units will be one-bedroom, eight will be two-bedroom, and ten will be three-bedroom units.
Parking and amenities
The development will provide 53 parking spaces, 45 of which will be residential and eight commercial spaces. Ten spaces will be provided as cash in lieu as per the Zoning Bylaw, totalling $300,000.
According to the documents submitted by the developer, a pedestrian connection will link the rear lane with the street frontage. As per zoning, 100% of vehicle parking will be roughed in for electrification. As many as 114 bicycle parking spaces will be provided.
Two common amenity spaces are provided on-site. There will be 986 square feet of indoor space and 1,293 square feet of outdoor open space, and a rooftop will have 1,411 square feet. Amenity spaces will have kitchens, dining and meeting spaces, covered outdoor spaces, and seating.
The developer will pay $894,400 cash-in-lieu for critical amenities before a development permit is issued, and there will be extended frontage improvements, including stormwater management and paving of the lane from development to Winnipeg Street and complete frontage improvements in front of PearlSpace (38021 Third Ave) to the satisfaction of the District, the documents note.
