Mixed-use building proposed to replace vacant home on Third Ave

District of Squamish has received a new development application to rezone a vacant property on Third Avenue for a high-density, mixed-use development.

The district has received a rezoning proposal for 38140 Third Avenue to allow for a mixed-use building.

“We are enthusiastic about the opportunity to transform this significant corner at Third Avenue and Pemberton, particularly as Squamish’s downtown commercial district continues to evolve,” the developers say. “Our vision for this site is to enhance Squamish’s urban landscape and complement adjacent projects such as Polygon’s Three Summits.”

The development proposes 45 residential units and 6,705 square feet of commercial space. Amenities include a co-working space, community room, storage facilities,  green spaces, and a south-facing courtyard. A rooftop patio with community gardens, an outdoor cooking area, and a gathering space are also planned. Also included in the plans are seating areas, landscaping and public art will be included in the front.

For several years, the site has remained a vacant residential lot. The proponents say the house on the property has long been abandoned and attracted temporary squatters. “In its current state, the site serves as an eyesore and a magnet for nefarious activities and vandalism,” they say.

The proposal will provide 45 parking spaces and 13 commercial parking spaces. Parking spaces will be designed to be EV-ready, with 30% of spaces having shared access to an energized outlet. As many as 96 bike parking spaces will be provided.
