Proposed rental building on Cleveland Ave seeks to eliminate parking requirements

A proposed six-storey mixed-use development in Downtown Squamish seeks a parking variance that would eliminate all off-street parking spaces.

The project, planned for 38006 Cleveland Avenue at the northeast corner of Cleveland Avenue and Victoria Street, will go before the District’s Advisory Design Panel on Thursday, March 20. It will be located across from the Chieftain Hotel. The development includes 20 market rental residential units on the upper floors, 218 square meters of ground-floor retail and 158 square meters of office space on the second and third floors.

Under current zoning requirements, the project would need 28 parking spaces—20 for residents and eight for commercial use. However, the applicant requests a variance to waive these requirements, proposing no parking on-site.

The ADP will review the building’s form and character, site plan, and landscaping, among other design elements. While staff have expressed general support for the proposal, their review found that several design guidelines were unmet. The council has yet to discuss this application or decide on the parking variance.

    Any parking reduction requests should be automatically denied by the District… the rule is there for a good reason. The builder should be going above and beyond minimum requirements, not decreasing. How will the rental unit residents get to work in our town that has many service industry jobs and public transportation with limited hours/routes?

    No. How will residents get to work or enjoy their daily lives. People need cars. Who would rent commercial space with no parking. Ridiculous.
