Scott Crescent development on Highway 99 moves ahead

It took them well over a decade, but the Scott Crescent development on Highway 99 is moving ahead with plans for southern portion of the property.

Redbridge has applied for a development permit application to build 291 residential units and 10,000 square feet of commercial space in six phases. The plan is to build three apartment buildings, one townhouse complex and 10,000 sq.ft of commercial space on the south side of the property.

The site will be accessed by a right-in right -out off the highway, but it will also have a full access through lower and upper Scott Crescent through to Clarke Drive.

A two storey parkade at three separate entrances is being provided for, along with the required visitor parking within the parkade.

The application includes corridor trail upgrades along the west side of the development, as well as a brand new multi use pathway along the Mamquam Blind Channel, which will continue along Upper Scott Crescent all the way to Clark Drive.

For the south side, the developer is proposing two, four to six storey buildings, and space for a café and a brewpub and an indoor children’s play area and teen lounge.

The amenity space offered includes a lounge, outdoor BBQ space, flexible workspace, conference room, yoga room, and a bike/pet wash station. Also included is a Scandinavian inspired spa with sauna, hot tub, cold plunge pool, zen garden and red light therapy room.

A large bike parking storage area and a designated kayak storage location will also be provided.

Redbridge first came to council for rezoning in 2006, but the final rezoning was granted by the council in 2014. However, the rezoning was only for one portion of the site, as it didn’t include 1606 Scott Crescent site.

That full site was finally granted rezoning in 2018.

    will all that traffic from there be funneled up to the intersection at vallycliffe as well?
