New zoning proposed for North Yards land parcel

​District of Squamish staff is proposing to rezone land in North Yards from Multiple-Unit Residential to  Neighborhood Node Commercial.

The area, known as Aspen East, is being planned for a zoning change, which would allow a neighborhood node style development.

The new zoning would allow apartment dwellings, retail store, post office, fitness centre, etc.

Aspen East is identified in the OCP as a residential neighbourhood that can accommodate residential growth as well as commercial spaces.

This centrally located parcel is also well-positioned to partially ​​fill the neighbourhood node role of having a mix of apartments and commercial spaces, according to a staff report.

According to the report, the parcel is on Government Road, a major road, and the future Pioneer Way alignment, also a major road. The land is adjacent to the Discovery Trail and the Mamquam River walking trails, both major neighbourhood amenities, and within walking distance of Brennan Park.

It is also located along the core transit network, and within 100 metre of the nearest bus stop.

In this area, the district will support rezoning applications that provide more density, especially when that density enables the development of a complete, walkable community.

An electronic public hearing is scheduled for Tuesday, July 28, which will be streamed from council chambers.

    I think that this is a brilliant idea if the neighbours are in agreement. By now it should be obvious to everyone that there is a problem with trying to funnel everyone into the downtown core.
