Mixed-used building proposed on Queens Way

District’s Advisory Panel Committee will be discussing a proposed mixed-use building on Queens Way in business park.

The proposal is for a six storey mixed-use building with one storey of enclosed parking in a partially sunken parkade at 39541 Queens Way, close to the Sandman Hotel.

Light industrial and commercial space is proposed for the first and second storey, while 112 condos are proposed for the third to six storey.

The condos range in size from studios to three bedroom units and 580 square feet to 1,340 square feet in size. As many as 72 units are one-bedroom plus den.

A wide covered walkway splits the building at the first storey to provide an east-west pedestrian connection, which links to the north-south trail.

Two variances are being requested.

The first variance is to increase the maximum height of the building from 17 m to 18 m.

The second variance asks to remove the requirement for landscaped islands to be located every 8 parking spaces.

However, no parking variance is sought.

The district bylaws call for 284 parking stalls, while this development exceeded that to provide 294 parking stalls.

The development also provides bike parking stalls that will be contained in the residential units, as well as a shared room located on the second storey.

Once again, the development exceeds the district requirement by providing 254 bike parking spaces, while the requirement is for only 237 spaces.

The proposal will be discussed by the district’s ADP committee on November 19.
