Developer agrees to reduce height, density in Tantalus Road project

The proponents of a rental building on Tantalus Road have agreed to reduced the density and the height of building after input by the Squamish council.

The council first discussed the project in May, and raised concerns about the height of the building, and the need for a traffic study before second reading, among other things.

The proponents were back for first reading at the council yesterday and relented on both height and density.

The developer has now agreed to reduce the height of building at 40480 Tantalus Road West from eight to six storeys.

The number of units have also been reduced from 142 units to 94 units.

The mixed-use development proposed next to the Tantalus Fire Hall now consists of a six-storey building with 25,800 square feet of commercial space and 76,600 square feet of residential space.

The proponents have also agreed to provide 10% of the units as affordable rental as community amenity contribution.

According to a staff report, the project will add commercial, retail and office supply and increase the number of local jobs.

No parking variances are being asked.

The developer proposes 135 parking spaces, the number required by the district bylaws. As many as 78 commercial parking spots are being proposed, which will be shared with visitors parking, however.

A draft Traffic Impact Study by the proponent is reviewed by district staff and the Ministry of Transportation and Infrastructure.

Staff is recommending the study be reviewed and accepted by the district and MOTI before a public hearing on the issue.

    I appreciate that the Council is monotiling this new building proposal so closely and the impact traffic will have at an already intersection.
