District of Squamish council will be discussing a rezoning proposal next Tuesday for a new development proposing 200 units and 224 jobs in Downtown Squamish.
The proposal is to rezone 1331, 1251 and a portion of 1100 Bailey Street and 38261 Cleveland Avenue from Downtown Commercial and Rail Transportation to a Comprehensive Development Zone.
Two commercial buildings and two multi-family residential buildings are proposed on three lots in this development called The Village.
On Lot A, 67,766 ft² of employment space is prosed, divided into retail, restaurant, office, and childcare facilities. It is expected to create approximately 224 jobs, says a staff report.
On Lot B are proposed a five-storey residential building, with 16 three-storey townhomes fronting Bailey Street, 24 two-storey townhomes fronting a rear courtyard, 16 two-storey apartments and a 36-unit one-storey apartment building.
All units will have two parking stalls and 23 required visitor parking stalls.
Lot C proposes a five-storey building with a parkade and separate four-storey buildings with a mix of 32 one- and two-bedroom units and 44 bachelor units.
On Lot C, 27 visitor parking stalls are required, but only nine are proposed.
However, Lot A & B are proposing to exceed parking requirement by 10 stalls, so overall, the project is short of eight stalls from the current regulation.
The applicant is proposing roughly 30 on-street parallel parking stalls, and is exploring a residential evening paid monthly parking system.
As many as 20 affordable housing units are being proposed, and the applicant also plans to provide a dedicated childcare staff housing.

And where are the 100 + cars, that currently park on Bailey, going to park? And there are no parking issues in Squamish….or so I heard.

I counted 86 cars on baillie the other day. All from the solterra development mainly because you cannot park anything larger than a compact in those small driveways – all the trucks/work vans/and large vehicles will need somewhere to go – especially when they cordon it off for construction vehicles !yikes
