District of Squamish Council will debate giving second reading to a revised proposal for a Downtown Squamish building.
The applicant is proposing to rezone 38108 Cleveland Avenue from the vehicle fuelling station commercial rezoning to downtown commercial.
The site is across from the Corsa Cycle parking lot.
The five-storey, 26-unit residential proposal was given first reading by Council in September last year, but it recommended some changes, which the applicant has made.
At first reading, Council expressed concern for the 20% employment space proposal and conveyed that employment space should meet the 30% target in the C4 zone.
The current proposal meets this target, with it now including 769 square metre of enclosed commercial floor area to achieve the 30%.
It also proposes 149 square metre of patio space at the corner of Loggers Lane and Winnipeg Street, in addition to the 30%.
The applicant has also agreed to reserve a portion of the commercial space at the street level for food and beverage uses.
Another major change is massing decrease at the Winnipeg and Cleveland corner.
“Removing the residential space from this area helps to break up the building’s original “box look” and helps to open up the corner plaza area,” says a staff report.
“The fifth story is also stepped back with a change to its façade to help break up the upper story massing even further. The building is now broken up into two prominent gable roofs designs in keeping with other newly supported building designs in Squamish,” the report says.
The applicant will also be asked to pay for the street frontage improvements.
