Developer commits to trail access in townhome proposal on University Boulevard

The proponents of a 10-unit townhome proposal are offering a public access right of way over the Ring Creek Falls Trail.

The 8,110 m² site is zoned University Housing and is located off University Boulevard, just east of the bridge over the Mashiter Creek.

Public access to the trail will be provided through a 1.8 metre wide sidewalk which will be separated from the drive aisle by a curb.

The trail will likely be closed for a period of time during construction, though a a sidewalk along University Boulevard can be used during construction.

There are no plans to add a stop sign or lights on University Boulevard. The three-bedroom units be proposed are roughly 1700 square feet.

The proponent has also committed to district that any equipment integral for the heating of the building will use a renewable energy source and that no gas fireplaces will be provided in any of the homes.

The application requests one minor variance to reduce the front setback for a shared waste enclosure for the development.
