Today, the District’s Advisory Design Panel will discuss a delegated development permit application for two new industrial buildings on Progress Way in the Squamish business park. The buildings will be located at 38917 Progress Way, in the southern portion of the Sea to Sky Business Park.

12 units are proposed, each containing a mezzanine.

The project is named Progress Industrial Park, and is located next to ICBC Centre on Progress Way, near the Mountain Retreat Hotel. A nursery and a dog kennel operated from the site previously. This is the first time the project has come up for discussion at the Advisory Design Panel.

“The units are small and oriented towards owner run small businesses but they can be amalgamated into larger units if there is a demand. Upstairs are small mezzanines that can be used as office space or research and development or any of the uses allowed by zoning,” according to Charles Investment Inc., the company proposing the buildings.

Pedestrian walkways are provided along the buildings, though their width has yet to be confirmed. The proponents note in the documents submitted to the District that the buildings will be made of pre-cast concrete sandwich panels or tilt-up. “The facade is articulated in a way to define individual units and provide a rythym for the whole building,” they add.

A statutory right of way is registered on title and contains underground utilities that run along the east and south portion of the site. The applicant is working to minimize the amount of fill atop of the utilities.
