The District of Squamish council will consider the first, second, and third readings of a rezoning proposal for a mixed-use building on Cleveland Ave in Downtown Squamish at a council meeting today, April 16.
The proposal seeks to rezone the property from Gasoline Service Station (C-2) to Comprehensive Development Zone No. 112 to allow for the construction of a five-storey mixed-use building at 38108 Cleveland Ave. The building will feature 23 residential rental units and approximately 684 square meters of commercial space.
The proposed site was previously used as a gas station from the late 1950s to the early 1990s and has been vacant since then. The property has been remediated and has obtained a Certificate of Compliance from the Ministry of the Environment. The parkade will be located on the second storey and accessed through a ramp on Loggers Lane. All the proposed residential units, including 20 market and three affordable rental units, will be secured as rentals.
The unit mix includes seven three-bedroom units, 13 two-bedroom units, and three one-bedroom units, all of which will be secured as affordable rental housing.
A Land Development Agreement (LDA) will indefinitely secure 20 units as market rental housing and three units as affordable rental housing. The applicant will also construct enhanced plaza space and frontage improvements, including a crosswalk upgrade and a no-gas covenant for the building. The agreement will also include the provision of a Statutory Right of Way over the District’s existing sanitary line crossing the property.
