Second Avenue project would secure three homes as permanent rentals

Squamish council will consider housing agreements that would secure three homes as market rentals in perpetuity in a proposed Second Avenue development.

The four-storey mixed-use building at 37780 and 37794 Second Avenue would contain 15 residential units in the Downtown South neighbourhood, according to a staff report.

The three rental homes represent 20 percent of the residential units. Securing them fulfils a development agreement requirement and allows the project to use a rental density bonus.

Council is being asked on October 6 to give the two housing agreement bylaws first, second and third readings. Two identical agreements are required because the development occupies two lots that have not yet been consolidated. They cover the same three rental homes.

Council adopted the project’s rezoning in December 2024. Its development permit remains under staff review and cannot be issued until the housing agreement bylaws are adopted. If council gives the bylaws three readings, staff intend to bring them back for adoption at the next regular meeting.
