Public hearing next week for rezoning of Brackendale properties

The public hearing for a proposal to rezone three properties in Brackendale will be held on September 14 at 6 pm.

District of Squamish is proposing to rezone three flood-hazard properties in Brackendale to prevent future development, except one allowed under a new zone.

The properties in Brackendale are located at 1000 and 1050 Laramee Road, and 1050 Depot Road.

A successful rezoning will change the land-use designation from Parks, Greenway Corridors and Recreation to Agriculture 3.

The new Agriculture 3 (AGRI-3) zone is intended to support agricultural within high flood-hazard area, the district says.

A single-detached home, a horse stable, an indoor riding area, a kennel and pet daycare are some of the uses allowed in this zone.

“The lands in question are the most hazardous properties in the Squamish River floodplain and certain types of development of these properties could pose a significant hazard for those who would be in the area during a flood,” according to a district report.

Flood depth on the subject properties exceeds 2.5m and the velocity exceeds 3m/s in areas close to the dike, according to the report.

District’s flood-hazard ratings are based on a combination of the flood depth and velocity, and this combination would make the area extremely hazardous.

The district does not consider it an appropriate location to plan for more intense land use.

People who believe they are affected by the proposed bylaw can present written submissions at the public hearing, which will be held on September 8  at 6 pm.

Those interested can submit their comments in writing, by phone, participate electronically or in-person at the Brennan Park Recreation Centre.
