Light-industrial building proposed on Highway 99

District of Squamish has received a new development application for a light-industrial building on Highway 99.

The proponent, Pacific Capital Real Estate group, has applied for a development permit application for multi-tenant light-industrial building located at 1450 Highway 99.

The 1.75 hectare site is zoned light-industrial and is located on the west side of Highway 99 immediately, south of the Shell gas station.

The application seeks to construct 5,441 square metre of light-industrial space.

There is an older industrial building at the southern end of the property, although the rest of the lot has been cleared but remains undeveloped.

The development is proposing 7,631 m² of gross floor area between three buildings including mezzanine space.

The northeast corner of the property will be subject to environmental setbacks from a wetland that is located partially on the subject property and partially within the Highway 99 right of way.

The developers are proposing 102 parking stalls, which exceed the 98-stall requirement of the zoning bylaw.

The development has yet to come before council, but was discussed at an advisory design panel meeting on July 8.
