Developer proposes to increase building height in exchange for housing donation

The proponent of the Finch Drive development, Diamond Head Development, is proposing additional height on four separate buildings in the 20-acre development.

This would raise the height from 18 metres or five storeys to 22.5 metres or six storeys, allowing the developer 22 more apartments. In return, the proponent is willing to donate two units, one two-bedroom and another three-bedroom, to the newly formed Squamish Community Housing Society.

Besides this donation, 10 per cent of the total units, or 32 units, will be affordable housing. The new development is located on the east end of Finch and Raven Drives and is headed to first reading at Council on March 15.

“Given the steep topography of the site, staff are supportive of the increased apartment building height as it will have limited impact on adjacent properties and will allow for the donation of affordable units to the Squamish Community Housing Society,” notes a staff report to the council.

The proposed housing mix in the new development includes 20 duplex units, 18 townhouses and 194 apartment units between four apartment buildings.

Diamond Head Development is also proposing a multi-use path from Finch Drive to Raven Drive, a public park, dedicated child care space for 25 children, e-bike and car sharing program for strata residents, several trail connections, and $50,000 cash contribution to support First Nations Youth Programs and facilities.

The proponent is also committing to build duplexes and townhomes to Step 5 of the BC Energy Step Code, with all units powered by a low-carbon energy source.
