District of Squamish council will review a rezoning application for 77 residential units in Dentville at an upcoming council meeting. The proposal aims to rezone two parcels on 1006 and 1018 McNamee Place for a five-story apartment complex.

This application falls under the new Bill 44 legislation, which prohibits a Public Hearing due to the residential component consisting of more than 50% of the gross floor area and its alignment with the Official Community Plan.

The proposal includes the development of a five-story apartment complex with two neighborhood commercial units at the first level, split into two buildings connected by a shared parking structure. Building One is a for-sale apartment building consisting of 62 residential units, while Building Two is a 15-unit affordable rental building.

The existing building at 1018 McNamee consists of nine townhouses, which are restricted to market rentals. The existing tenants will have to relocate for this new development but may be given the opportunity to return once the development is completed. The proposed development will include 15 affordable rental units which will be offered to existing residents, subject to meeting the eligibility requirements, according to a staff report to council.

The proposal also seeks a reduction in the overall parking requirement. It has a parking requirement of 138 spaces, but the applicant is proposing 102 spaces. Staff suggest the proposed parking reduction can be supported based the subject site’s proximity to downtown, proximity to transit, bike-ability, walk-ability, affordable rental, locations of schools and amenities. This is also consistent with the Community Climate Action Plan Big Move #2, which is to dis-incentivize private vehicle use.

Additionally, the District of Squamish is set to receive $118,672.5 in community amenity contributions as part of the proposal. Staff are working with the applicant to determine required frontage and servicing upgrades, which will be finalized prior to the consideration of third reading.
