Property owners in Squamish will soon receive their 2025 property assessments, reflecting market values as of July 1, 2024. BC Assessment has released updated figures for over 1.12 million properties across the Lower Mainland, including those in Squamish, with individual notices available online at bcassessment.ca.
In Squamish, the average home price rose slightly by 1%, increasing from $1,475,000 in 2023 to $1,483,000 in 2024. This modest gain aligns with broader market trends across British Columbia, where values have been stable over the last two years. Whistler saw a 1% decrease, with average home prices dropping from $2,842,000 in 2023 to $2,821,000 in 2024. Pemberton experienced a 4% increase, with prices rising from $1,340,000 to $1,390,000 over the same period.
“Across the Lower Mainland and throughout B.C., the overall housing market has generally stabilized in value for a second consecutive year,” said BC Assessment Assessor Bryan Murao. “Most homeowners can expect only modest assessment changes in the range of -5% to +5%.”
Accessing and Reviewing Assessments
BC Assessment’s data can be searched online at bcassessment.ca, where property owners can explore trends, compare values, and view a property’s 10-year history by registering for a free account.
“If property owners feel their assessment does not reflect market value as of July 1, 2024, or if they notice incorrect information, they should contact BC Assessment immediately,” Murao advised. Property owners have until January 31, 2025, to file a formal appeal if concerns persist after an initial review.
Across the Lower Mainland, total property assessments increased slightly from $2 trillion in 2024 to $2.01 trillion in 2025. Approximately $27 billion of this growth came from new construction, rezoning, and subdivisions. The Lower Mainland region encompasses Greater Vancouver, the Fraser Valley, the Sea to Sky corridor, and the Sunshine Coast.
