Major parking reduction proposed for Northyards development

Another developer is seeking a significant parking variance for a proposed building on Aspen Road. The application by Jonathan Silcock of Denciti Developments proposes to amend the Neighbourhood Node Commercial Zone to permit a six-storey apartment building. The project proposes 178 rental units at Lot 15 Aspen Road in North Yards.

According to municipal regulations, the development should provide 301 parking spaces, based on unit type and visitor requirements. However, the proposal includes only 178 spaces, a 40% reduction from the required total. The proposal has yet to come before the council.

At a council meeting last week, the council was divided over granting significant parking variances to a development near Capilano University. The development permit application by Andrews Development Corporation proposes 424 residential units and seeks to reduce the required parking stalls from 723 to 439.

“The applicants have advised that reducing the required parking spaces improves the project’s financial viability, given the cost associated with constructing parkades, particularly on steep sites such as the subject property,” the staff report notes. “Staff support the parking variance request given that a reduced parking requirement will help support transit in the neighbourhood, encourage use of alternative forms of transportation and increase the viability of a project proposing affordable and market rental residential units.”

    “Staff support the parking variance request given that a reduced parking requirement will help support transit in the neighbourhood, encourage use of alternative forms of transportation and increase the viability of a project proposing affordable and market rental residential units.” DOES STAFF LIVE IN THE SAME SQUAMISH I DO? DOES STAFF EVEN LIVE IN THE REAL WORLD?
    Until each and every member of STAFF gives up their own vehicle, they shouldn’t be allowed to endorse this utter nonsense.

    Why have a parking regulation that council is continually providing variances for. We are a community of outdoor enthusiasts. Skiing, back country, snowmobiling, wind surfing, bikes, kayaks etc….we need parking spaces for locals, and storage for equipment. Stop expecting locals to not need parking and to get out of their cars. Vehicles are needed to transport ourselves and our equipment to our outdoor destinations. Parking variances may provide higher density, but also encourage absentee ownership in favour of rentals. The result maybe a resort destination, not a community.
