Advisory panel to review new ‘Transit Place’ industrial project

A new industrial project proposed for 1091 Transit Place, formerly 38939 Queens Way, will be reviewed by the District of Squamish Advisory Design Panel this week.

According to the staff report, the application seeks a development permit for a three-storey industrial building in the Business Park. The 9,298-square-metre building would stand 16 metres high and include workshop space, a research and development lab, and office areas fronting Queens Way.

The 1.8-hectare site is currently undeveloped. It is zoned I-3 General Industrial and designated for intensive industrial use.

The project falls within three Development Permit Areas: flood hazard, industrial employment, and wildfire hazard. The District says the design will be reviewed to ensure it meets objectives such as reducing visual impact and creating an attractive industrial presence.

Parking plans include 120 surface stalls, 44 Class A bicycle spaces, 112 Class B bicycle spaces, and six loading bays. End-of-trip facilities for cyclists are also part of the proposal.  Most development guidelines have been met, but staff noted that the solid waste storage plan does not yet comply. The report says the applicant is revising the design to address this issue.

The Advisory Design Panel will review elements such as building form, façade, rooflines, materials, and landscaping. “Staff welcome ADP’s additional review and recommendations,” planner Aja Philp wrote in the report.
