Changes proposed to townhome proposal on Finch Drive

Developer of a 25-unit townhome proposal on Finch Drive will increase the building height to allow clearance for a full-sized pickup truck and alter the housing mix after council input.

The rezoning application at 1039 Finch Drive seeks to rezone the property from Rural Residential to Comprehensive Development Zone to permit 25 townhomes.

Council will decide on giving first and second reading and sending the proposal to a public hearing tonight. The council had earlier expressed concerns and wanted to ensure the individual garages for each townhouse have the vertical clearance to accommodate a full-sized pickup truck.

The applicant has now confirmed the garage door height of 2.25 metres, which is sufficient to accommodate a full-sized truck or an SUV with a roof box.

Council also commented that all the units proposed were three-bedroom townhouses and wanted a different housing mix. The applicant is now committing to provide 2 two-bedroom units, despite the constraints on site related to the environmental setbacks.

“The applicant has limited options to vary the housing form from what is currently proposed,” notes a staff report to council.

The townhouses will be secured as affordable market rental units. The applicant is also giving $604,679 in community amenity contributions.

    It is a super condition that all of the garages will accommodate the heights of full size pickup trucks. Has anyone thought of and has council required that all garages should accommodate the width of a full size pickup truck including its extended mirrors. If code required garage widths are allowed then full size pickup trucks will still not fit.
